Sync Animations: Starts one animation step early, poorly retained

I have an issue where hitting "Sync Animations" to time my events to an audio track, the preview of my slide has started with the first event already shown. I have to click basically one ahead of the actual event I want. The last animation actually shows me the preview for the next slide as opposed to the final event on the slide in question.
The published timing is almost always way off my intended timing regardless.
- Audio is imported via Articulate's Import audio, no conflicting audio on the slide
- simple reveal/fade animations for bullet points in text

Hi Anh and welcome to E-Learning Heroes!
I would advise that you share your Articulate Package with our support team here to have a look at.
We had a similar issue previously, but this was corrected in Update 7 and I can see from above that you are utilizing the latest update.
