I'm trying to collaborate with someone online to create a project. She has sent me the published .html files only. I need to be able to edit and change some items. Am I able to do that with the files she sent? Or do I absolutely need the .story files?

You absolutely need the .story files. There is no other way to edit apart from creating from scratch.
